Rational Design: “Open-Built®.” “OBGrid.” ‘Platforms.” We use these words a lot. And, while they may sound technical, they are actually pretty simple ideas that make the way we design and build Unity Homes different from anyone else building homes in America.
Open-Built® is a way of approaching home design that looks at the function and usable life of six distinct interconnected layers: site, structure, skin, space plan, systems, and “stuff.” This approach makes it possible for us to build a structure designed to last 300 years on a site that may be around a whole lot longer than that. We wrap that home inside and out in an extremely energy-efficient skin that is designed to last for decades, but gives you immediate access to the wiring, plumbing and other mechanical systems you may want to change in a few years. All of which help ensure you have a space plan that easily incorporates all the furniture, appliances, computers, TVs, and all the other stuff in your life—now and in the future. Homes designed this way are more liveable, adaptable, and affordable.
OBGrid is a way of designing based on standard scalable grids, so additional components can fit together without significant re-design. The structure is designed on a 2’ grid for consistent structural and aesthetic integrity, whereas the interior elements are based on a small 3″ micro grid for maximum flexibility. Practically speaking, it’s a virtual replica of your home…right down to the holes we need to pre-drill before we assemble your home on-site.
Finally, our Platforms provide four different starting points, based on your main requirements (size, bedrooms, baths, etc.)
Remarkably, different homes built according to Open-Built® principles that are based on the same platform and using the same design grid can look and feel entirely different inside and out. In other words, we’re able to achieve all the time and cost savings of typical pre-fab or modular homes, while building homes that are stylistically unique.
